Prudential Gary Greene Rental Policies

Each home is individually owned with Prudential Gary Greene, Realtors acting as agent for owner. Rates, descriptions, amenities and availability are subject to change without notice or liability. If circumstances necessitate a change, agent reserves the right to substitute comparable accommodations; if comparable accommodations are not available the renter may choose from the available properties at the current rate for the new property, or request a refund.

Pricing - All weekly and weekend pricing listed per home data sheet includes all taxes, cleaning charge, and reservation fee. Prices listed by availability search through our online booking DO NOT includes all fees, a full price will be listed when you proceed with the online booking.

Payment - Your reservation is not confirmed until signed contract and a deposit of 1/2 of the rental amount has been received in our office by (American Express, MasterCard, and Visa, money order, or personal check). Credit card or money order can be used for balance at check-in. NO CHECKS AT CHECK-IN.

Check-In/Check-Out - You will be checking-in at our office and check-in is between 3pm and 5pm (summer to 6:00pm) on arrival date. We realize you are anxious to get your vacation started as soon as possible, but please do not pressure our staff for an early check-in, our housekeeping staff needs all available time to make sure your home is ready for you. In special circumstances it may be necessary to delay check-in slightly, but this is very rare. Please make arrangements to arrive by check-in time. If you are caught in traffic or delayed, be sure to contact the office and inform us of your progress. For the security of the homeowner, we will not leave keys out for late arrivals, so please make arrangements to arrive on time. No multiple payments at check-in or for the damage deposit. The person whose name appears on the contract must be present at check-in. If the deposit was put on a credit card that person and card must be present at check-in. Sorry, no exceptions. Checkout is no later than 10:00 am on the date of departure. A list will be given at check-in to prepare you for your departure. Late checkouts are subject to a late fee of $50.00 per hour. There will be a $25.00 fee for any keys not returned at check out.

Property Condition - Our vacation rentals are all equipped with standard items such as: TV, coffee maker, toaster, microwave, silverware and utensils, dishes, glasses, BBQ grill, and air conditioning. Additional amenities including, but not limited to; VCR’s, DVD players, swimming pools, hot tubs, deck furniture, game systems, additional TV’s, are offered by the home owner strictly as a bonus and are not guaranteed, nor will any refunds be offered in the event they are not functional. Every effort has been made to assure all units are in optimum condition. If a problem occurs, notify our office immediately so that we may correct it. We reserve the right for our representative to enter the premises for repair, maintenance, or other applicable reason deemed necessary by us. Under no circumstances will refunds or reduction in rent be granted for the mechanical failure of Refrigerators, Air Conditioners/Heaters, Dishwashers, Washers/Dryers, Cable/Satellite, DVD players, VCR’s, TV’s, Hot Tubs, Swimming Pools, or any additional amenity or appliance. In addition, loss of view due to construction is not grounds for a refund.

Pets - Pets of any kind are forbidden, unless property allows pets and tenant has paid additional pet fees. Violation of this rule will result in cancellation of the reservation, eviction without notice, forfeiture of all rental monies, including security deposits.

Smoking - All the homes are NON-SMOKING; the decks are designated smoking areas. If smoking was done in the home, Damage Deposit will be forfeited.

Damage Deposit - A Damage Deposit is required on all rental properties. Any damages not reported by the inspector prior to Tenant’s arrival or by the Tenant in occupancy will be charged to the Tenant. If any of the checkout procedures have not been followed, costs incurred will be charged to your Damage Deposit. Any damages to the home or negligence resulting in damage to the rental property or its contents will result in cost to repair being deducted from the Damage Deposit. In the event the Damage Deposit does not cover the said repairs or replacement, tenant will pay all such costs within fifteen (15) days after receipt of notice of cost.

Cancellations- All cancellations are subject to an $85.00 fee. Cancellations must be in writing via fax or mail. If a reservation is canceled more than 30 days in advance we will refund the amount on deposit less the $85 cancellation fee and any travel insurance premium. If a cancellation is made within thirty (30) days of the arrival date, the entire deposit is forfeited, unless the unit is re-rented for the dates of the reservation. If the unit is re-rented a refund will be issued, less the $85 cancellation fee.We do not give refunds for hurricane or bad weather, we would recommend you purchase travel insurance to protect in the event a hurricane. Travel insurance costs will be 7% of the total. To purchase travel insurance you must call the office directly and request it. All travel insurance purchases must be paid at the time it is ordered.

Rental Contract - Once we have received your signed rental agreement and deposit you have entered into a contract to rent a property and you are bound to that property for that time frame. You should not expect compensation or relocation because you do not like the property or a particular amenity is not operating to your satisfaction. We do not operate in the same ways that a hotel does, therefore we cannot relocate you without proper approval from the homeowner. We will make every effort to ensure that the property is to your satisfaction and we will take corrective action for any problems encountered in a timely manner, but no refunds should be expected.
